Does Paying Points on a Mortgage Make Sense?

You’ve found your dream home and are now ready to start shopping for a mortgage. Several lenders have talked about points. You’ve heard that paying points is the only way to get a low interest rate. But is increasing your initial costs worth getting a lower rate?

For most people, paying points doesn’t make sense. Points, also called discount points or origination fees, are each worth one percent of the loan amount. They are paid to the lender at closing.

Paying points basically allows the borrower to buy down the interest rate.

Points became popular in the early 1980s when mortgage rates were in excess of 15%. Most people could not afford the monthly payments that come with such high interest rates. Lenders began offering discounted rates at a certain fee. Sellers often paid the points in order to sell their properties. This gave buyers affordable mortgages and owners were able to sell their homes.

Times are different now. Interest rates are reasonable. There isn’t a large need to pay a lot of money up front in order to get a lower rate.

Let’s look at the numbers. You have contracted to purchase a home for $240,000. You have the 20% down, which leaves you with a mortgage of $192,000.

You find a 30-year fixed rate mortgage at 6.5% with two points. For closing, you will need to pay $3,840 ($192,000 x 2%) for the points.

The lender can also offer you a rate of 7% with no points.

What do you choose? The lower rate or the lower closing?

At 6.5% you will have a monthly principal and interest payment of $1,207. At 7% your payment increases to $1,270 each month. That’s a difference of $63 per month. If you are looking for a monthly payment reduction, it’s not really a significant one.

It will take you 61 months ($3,840 divided by $63) to recoup your points payment in the form of a lower payment. This is your payback period. But if you had the $3,840 still, it could be earning interest in the bank. If it gets 3% interest in the bank, it would earn about $10 per month. If you pay points, this is interest lost, so subtract $10 from your $63 per month savings. Now divide $53 into $3,840, and your payback period increases to 72 months — six years.

So you have to live in your home for at least six years in order to take advantage of the savings that paying points gives you. Most people don’t keep a mortgage for six years. Unless you are absolutely sure you will live in the home for the time period necessary to recoup your points, you should probably invest your money instead of putting towards points.

If you are looking at paying points in order to reduce your monthly housing payment, you may want to look at a less expensive property. Sixty dollars worth of savings isn’t a lot if you have a tight budget. Chances are that if you have a tight budget to start with, finding extra money for closing would be difficult. And don’t forget, taking out a side loan to get the money to pay points with is defeating the purpose.

Q. I’m trying to learn all I can about this thing they call anger management. I get angry a bunch, though I think I hide it well and it really hasn’t affected that many people. Is it wrong to get angry? What should I be doing differently?

A. I’m willing to bet that you don’t hide your anger as well as you think because if we are feeling something, especially something as strong as anger, it is going to get expressed somehow.

This is because what we don’t talk about we act out.

You may not act it out in profoundly obvious ways, but it comes out. It may be in tone of voice, reacting instead of listening, or in a dozen other ways. It will come out.

Your anger effects others

You are thinking (perhaps hoping) that your anger has not had much of an effect on those around you. I’m going to ask you to do something that might be a little threatening. Ask those close to you your wife, kids, friends, co-workers how they believe your anger has affected them.

For all the subjects, anger reduced the amount of blood that the heart pumped to body tissues more than the other tests.

Everyone gets angry. It’s what we do with our anger that matters. Once you become angry, you have three choices about what to do with it:

One is to feed the anger by running the perceived wrong over and over again in your mind.

Or you can find someone to blame and focus on how they should not have done what they did.

The more you blame, the more inflamed things get, and the more inflamed things get, the more you blame. Traffic is a great place to see this played out.

Being blind, is just simply the condition of not having visual perception. Like everything medical, and even today non-medical there is a more ‘advanced’ definition of blindness. This definition in North America is defined as having 20/200 or less in an individual’s best eye after eye correction, such as contact lenses, or glasses. 20/200 means that you would stand 20 ft away from an object and see the same thing as someone with normal eyesight would see from 200ft.

Distance is one of the major factors in determining blindness, with the second being the visual field. A normal person has a visual field of 180 degrees, with someone who is blind having merely 20 degrees. Alot of times we assume that when someone is legally blind that they cannot see anything at all. This assumption holds true in ten percent of cases, with the rest having some vision. Even just some light perception accounts for vision.

One of the leading causes of blindness is Diseases. The most common causes of blindness around the world as determined by WHO (World Health Organization) are:

- cataracts (47.8%)

- glaucoma (12.3%)

- age-related macular degeneration (AMD) (8.7%)

- corneal opacity (5.1%)

- diabetic retinopathy (4.8%)

- trachoma (3.6%)

Developing countries are greatly more prone to developing visual impairment as it is one of the consequences of treatable or preventable conditions, that they simply just cannot afford.

A full stomach and happy frame of mind will ensure that you view all hassles like long queues, uncomfortable chairs, and tedious walks as a part of life. Avoid coffee and other caffeine filled beverages, these will just stretch your nerves and make things difficult.

• Plan your schedule well such that you avoid depletion of energy. Give yourself time to eat on time, catch forty winks, and to put your feet up. Quite times are crucial to pregnant women so weave in time for a long bath, reading on the beach, a leisurely walk in the garden or a slow swim. Things that relax and energize you.

• Eat well and balanced meals. Never ignore hunger pangs. When you aren’t experiencing exactly what you expected; when it’s clear that the vision you see has become blurry-or is simply no longer your own-it’s not uncommon to contemplate moving on.

In the scorching heat of any moment, it’s very easy (and most times, unwise) to say, “I’m out of here!”

Resist the temptation.

More often than not, leaving on a wilted whim will wreak havoc in the immediate hours, days, and quite possibly, years to come.

Remember that.

Whether your departure is involuntary or not, walking out any door for the last time need not lead you to the end of your world.

Consider an Exit Plan. Whether you’re irritated, frustrated, agitated or just exceptionally motivated … it’s imperative that you have a strategic plan for exit, before you move on. Questions like these will empower, encourage, and ultimately connect you with your vision.
